Adani Airports Unveils ₹20,000-Crore Airport City Initiative Across India

Mumbai: Adani Airport City Limited (AACL), a wholly owned subsidiary of Adani Airport Holdings Limited (AAHL), has announced an ambitious plan to develop integrated airport cities across six major airports in India, with an initial investment exceeding ₹20,000 crore.

The project will span more than 655 acres across airports in Mumbai, Navi Mumbai, Ahmedabad, Lucknow, Jaipur and Guwahati, creating large-scale mixed-use developments designed to transform airports into vibrant economic and urban hubs. Approximately 22 million square feet of development is planned in the first phase.

According to the company, nearly 70 percent of the planned investment will be concentrated in Mumbai and Navi Mumbai, where close to 440 acres have been earmarked for development. The initiative is expected to strengthen the Mumbai Metropolitan Region’s position as one of India’s leading commercial and aviation gateways.

The proposed airport cities will integrate hotels, office spaces, retail outlets, entertainment zones, convention centres and dining facilities within walkable districts connected to airports, metro systems and urban transport networks. The concept draws inspiration from globally successful airport-led developments such as Singapore’s Changi, Dubai International, Amsterdam Schiphol and Seoul Incheon airports.

Speaking on the occasion, Jeet Adani said airports have the potential to generate value far beyond aviation by becoming centres of commerce, tourism, investment and employment.

“As India’s aviation sector continues to expand, airports can serve as catalysts for long-term urban growth. Our vision is to create integrated destinations that enhance passenger experiences while driving economic development in the regions they serve,” he said.

The company has already signed hotel management agreements with IHG Hotels & Resorts for five premium and luxury hotels, including the introduction of the Kimpton brand in India. It is also engaging with domestic and international partners across hospitality, retail, food and beverage, and entertainment sectors.

Sustainability will be a core component of the project. All Airport City developments have received LEED Gold pre-certification from the U.S. Green Building Council, reflecting a commitment to energy efficiency, sustainable design, walkability and environmentally responsible urban development.

At the launch event, AACL recognized several planning, architecture, construction and consulting partners, including Kohn Pedersen Fox, Benoy, Znera Space, Larsen & Toubro, Tata Projects, PSP Projects, CBRE, JLL and Cushman & Wakefield.

The initiative marks one of the largest airport-linked urban development programmes in India and is expected to create significant opportunities in tourism, business, hospitality and employment while reshaping the future of airport infrastructure in the country.
