LDA Clears Path for 2,000-Acre Prabandh Nagar Residential Scheme

Lucknow: The long-awaited Prabandh Nagar residential scheme of the Lucknow Development Authority (LDA) has moved closer to implementation after the Land Acquisition, Rehabilitation and Resettlement Authority (LARR Authority) fixed a new compensation rate for land covered under the project.

The authority has determined compensation at Rs 1.1071 crore per bigha, bringing a pause to the long-standing dispute over compensation that had delayed the scheme. Following the order, LDA Vice-Chairman Prathamesh Kumar on Wednesday constituted a committee headed by Joint Secretary Arvind Upadhyay to assess the financial implications of the revised compensation rates. The committee has been directed to submit its report within 15 days.

The report will form the basis for seeking approval from the LDA Board, following which work on implementing the scheme is expected to move forward.

Prathamesh Kumar said the LDA had launched ambitious projects such as Anant Nagar, Naimish Nagar and Varun Vihar over the past two years to expand housing opportunities. Prabandh Nagar is now being taken forward as part of the same effort and is expected to boost residential and commercial activity in the eastern part of Lucknow.

The scheme was originally proposed in 2008 near Hardoi-Sitapur Road and IIM Road and is planned across nearly 2,000 acres. Its implementation remained stalled for years because of land acquisition issues, compensation disputes and related legal proceedings.

LDA Secretary Sushil Pratap Singh said the newly constituted committee would calculate the additional financial burden arising from the revised compensation and submit its assessment. He said some plots covered by the scheme are currently subject to proceedings before the High Court, and necessary permission from the court would also be obtained.

The scheme covers 840.892 hectares of land in villages Ghaila, Kakoili and Allunagar Diguria. Land acquisition for the project had already been undertaken, while compensation will now be paid to farmers according to the revised rates.

The proposed development will have direct connectivity through IIM Road, the Green Corridor and the Hardoi-Sitapur bypass. Plans include modern residential blocks, commercial areas and green corridors. The mega project is expected to provide residential and commercial facilities for around two lakh people.
