Greater Noida: The Patanjali Group is set to develop and sell industrial plots in Greater Noida under the Yamuna Expressway Industrial Development Authority (YEIDA) Plot Scheme. The company was granted 430 acres of land by the Yamuna Authority in 2017 to establish a food and herbal park in Sector 24A. According to reports from Jagran.com, Patanjali will notify YEIDA once the process from planning to allocation is completed.
Patanjali’s Right to Sublease and Sale of Plots
Under the terms of the allotment, the Patanjali Group was given the right to sublease 20% of the land. However, a key stipulation required that only facilities related to food processing and agricultural products be established on these plots.
At the 83rd Yamuna Authority board meeting, it was decided to allow Patanjali to sell plots at rates fixed by the authorities. A committee led by the CEO of YEIDA was formed to oversee the allocation process. The Yamuna Authority will be compensated with the difference between the allocation rate and the selling rate.
YEIDA’s Stance on the Development
Dr. Arunvir Singh, CEO of YEIDA, confirmed that the Patanjali Group has been given authorization to design and sell industrial plots under specific guidelines. Additionally, the company is continuing construction of the food and herbal park on the remaining portion of the land. Production is expected to commence soon, generating job opportunities in the region.
Greater Noida Authority Struggles to Sell Commercial Properties
Meanwhile, authorities in Greater Noida are struggling to find buyers for shops, kiosks, and dhabas developed in various locations. Despite launching the scheme last year, public interest has remained low, leading to repeated extensions of the application deadline, now set for March 17, 2025.
A total of 63 commercial properties are being offered under the scheme and will be distributed through an e-auction process. As per regulations, a property will only go to auction once it has received at least three applications.
Multiple Extensions to Application Deadline
The scheme has been extended four times due to low demand. The properties are located in prominent commercial and residential areas such as Sector Gamma-1 and 2, Delta-1 and 2, Swarnagari, Beta-2 Shopping Center, Kasna Bus Depot, Ecotech-2 and 3, and Omicron-3.
At Truckers Point, near the Sirsa junction of the Eastern Peripheral Expressway, ten shops and a dhaba have been constructed, yet buyers have remained elusive. Authorities initiated the allocation process in September 2024, designating unsold properties from previous projects.
With industrial and commercial development expanding in Greater Noida, the success of these schemes remains crucial for boosting business and employment in the region. The Patanjali Group’s venture into the industrial plot market is expected to attract significant investment and contribute to the area’s economic growth.
