Lucknow: Lucknow Development Authority (LDA) is preparing to operationalize its budget hotel located in Vikrant Khand, Gomti Nagar, near the Ayodhya National Highway. LDA is finalizing a 50-year agreement with a consortium of three private companies for the operation and maintenance of the facility. The hotel will feature 186 luxury rooms, a food court, a meeting hall, a dining area, and a terrace garden, providing visitors with modern amenities.
Prime Location and Structure
According to LDA Vice Chairman Prathamesh Kumar, the hotel is situated on a 10,968-square-meter plot, with a constructed area of approximately 2 lakh square feet. Located near the T-point of the Ayodhya National Highway and Shaheed Path, the hotel’s prime location ensures easy accessibility. Additionally, the open area of the premises currently houses the Awadh Bus Terminal, which sees a significant influx of passengers daily.
The eight-story hotel boasts a ground-floor reception area, a food court on the upper level, and designated spaces for a terrace area and meeting hall on the first floor. Floors two to seven each house 31 rooms, making a total of 186 rooms. The eighth floor includes a spacious dining area accompanied by a terrace garden. For visitors, the hotel also features a basement parking facility capable of accommodating more than 150 vehicles at a time.
Improved Hospitality for Visitors
Once operational, the budget hotel is expected to provide significant convenience for Lucknow residents and tourists visiting the city. The modern facilities will cater to diverse needs, offering affordable luxury in a strategic location.
Public-Private Partnership for Long-Term Gains
The Vice Chairman highlighted that the hotel had remained non-operational for an extended period, leading to structural degradation. To address this, LDA issued a Request for Proposal (RFP), inviting private players to take charge of the hotel’s operation and maintenance. The selected consortium of three companies will be entering into a 50-year contract, extendable in increments of 10 years.
Under the terms of the RFP, the consortium will be required to deposit a bank guarantee of ₹4.5 crore as security. They will also oversee the construction, development, and marketing activities required for the hotel. This public-private partnership is projected to generate approximately ₹378 crore in revenue for LDA over the contract period, significantly surpassing the initial project cost.
The operationalization of the budget hotel marks a significant milestone for LDA, ensuring enhanced hospitality services for visitors and boosting tourism in Lucknow.
