LDA plans boosting infrastructure development

Lucknow: Multi-storey buildings can be built within a radius of 500 meters on both sides of the road parallel to Shaheed Path, Kisan Path and Green Corridor. For this, the area of ​​influence of these three main roads has been declared as TOD (Transit Oriented Development) zone.

This will speed up infrastructure development, as well as create employment opportunities. This proposal has been approved in the 182nd meeting of the Authority Board held  under the chairmanship of Lucknow Development Authority Chairman/Divisional Commissioner Dr. Roshan Jacob.

Many such proposals of public interest have been passed in this meeting held in Parijat Auditorium of Lucknow Development Authority building located in Gomti Nagar. On this occasion, Vice Chairman of the Authority Prathamesh Kumar, Secretary Vivek Srivastava, Additional Secretary Gyanendra Verma, Finance Controller Deepak Singh, Chief City Planner KK Gautam, Chief Engineer in charge Avnindra Kumar Singh along with members of the board and officers of other departments were present.

Lucknow Development Authority Vice President Prathamesh Kumar said that till now only 2.5 FAR is available for construction of multi-storey buildings on the said routes. After the board passed the proposal of TOD area, now 4.0 FAR will be allowed in developed area and 5.0 FAR in undeveloped area within 500-500 meter radius of these three routes.

In this, purchasable FAR fee will have to be paid for FAR increased from basic FAR. This will generate additional income for the authority and planned development will be ensured on both sides of the corridor. Apart from this, a consultant will be selected to prepare the zonal development plan of TOD area marked in Lucknow Master Plan-2031 and the zonal plan of the authority. For which the board has approved the proposal to issue RFP. Encroachment will be removed from the cantonment area

Vice Chairman Prathamesh Kumar said that 18 families are illegally occupying Rani Laxmi Bai Marg in the cantonment area and are residing there. The Chief Executive Officer of the Cantonment Board has sent a letter regarding the rehabilitation of the residents by removing the illegal encroachment from the defence land. In the above case, the Board has decided that like the illegal residents of Butler Palace, these 18 illegal encroachers of the cantonment area will be displaced by allocating them Pradhan Mantri Awas built in Basant Kunj and Sharda Nagar Extension under the displacement policy.

Dr. Bhimrao Ambedkar Auditorium will be given on lease

Dr. Bhimrao Ambedkar Auditorium located in Kanpur Road Scheme will be leased to a private company for operation and maintenance through outsourcing. As per the decision taken by the Board, RFP will be invited for this work with the approval of the Vice Chairman. Secretary Vivek Srivastava informed that the auditorium has 2650 seating capacity and 02 auditoriums with 350 seating capacity, 02 canteens and a large parking. The authority has got the repair and renovation work done in the auditorium in May, 2024 at a cost of about two crore rupees. In future, the auditorium will be leased and operated so that the excessive expenditure burden of its maintenance and electricity bills etc. does not fall on the authority.

Two plots given for power substation in Gomti Nagar

Secretary Vivek Srivastava informed that land was being demanded by LESA for the construction of 33/11 KV power substation in Gomti Nagar. In this sequence, the board has passed a proposal to hand over 764 square meters in Vishesh Khand and 1674.38 square meters in Vinamr Khand to the Electricity Department. Both the said plots will be allotted on a lease of 90 years. Security amount will be deposited in the form of fee

Additional Secretary Gyanendra Verma informed that as per the resolution passed in the 178th meeting of the Authority Board, solar energy plant, rain water harvesting and tree plantation work was made mandatory for building construction on plots of 200 square meters and above. To ensure that the system is implemented effectively, the Authority is collecting the prescribed security amount from the applicant in the form of FDR while approving the map of the building. Due to this, the process of map approval is taking more time. Also, the general public is also facing difficulties. In this regard, a proposal has been passed by the Board that the security amount can be deposited in the Authority Fund along with other fees at the time of map approval/mitigation. The said security amount will be released after the completion of the related work.

Improvement Trust plots can be transferred

Additional Secretary informed that at present the property of Lucknow Improvement Trust was not being transferred by the Authority. In which now the process of transfer can be done. This includes such plots allotted on lease by the Trust. In which the leaseholder has been given the right to get two renewals of 30 years each after a period of 30 years by increasing the fixed annual rent by 50 percent. In such plots, the process of transfer will be done in case the lease period becomes effective. The proposal presented in this regard has been passed by the Board.
