• In all types of advertising and promotional materials, RERA registration number of the project, its unique Q.R. Code, RERA portal and Project Collection Account must be mentioned in easily readable font size.
• Promoters must install an A3 size copy of issued FormC/ Registration Certificate of the project at office, site office and project construction site.
• Promoters must ensure that only registered agents are involved in their projects and their registration number is also being published in the advertisement.
• Promoters must avoid promotion and sell of unregistered projects.
• By following these guidelines, promoters and agents can avoid action of RERA being taken due to violations in advertising and ensure awareness and transparency among customers.
Lucknow / Gautam Buddh Nagar: U.P. RERA has directed the promoters to follow the provisions of the RERA Act 2016 and the guidelines issued via the Office Orders on various dates about advertisements and promotions of the real estate projects through any medium as mandatory practice. The promoters must ensure that in all types of advertisements and promotional materials (print, electronic, digital, radio, etc.) of a project, the RERA registration number of the project, its unique Q.R code, RERA portal and details of Project Collection Account No. have been mentioned prominently. If the advertisement is being issued by the agent or an agent is involved in the advertisement and promotion then the RERA registration number of the Agent should also be mentioned in the advertisement prominently. The font size of all items mentioned above should be readable and located at prominent place as per the Office Orders issued.
The objective of the entire initiative is to create awareness among the prospective home buyers to visit RERA portal, check and verify the important information related to the project such as; land records, sanctioned map and layout, number of phases or towers, number of floors and units per tower, common and special amenities to be developed in non-tower areas, entry and exit gates, basement, type of Electricity Supply System (ESS) (Single or Multipoint) and its location, proposed completion date , O.C(Occupancy Certificate) / C.C (Completion Certificate) status, promoter’s details, construction status/ Quarterly Progress Report (Q.P.R) and number of complaints filed against the project and promoter etc.
To ensure compliance of the above instructions, the Authority mentions these instructions on the Registration Certificate/ Form C issued by U.P. RERA to the new projects, which includes prominently and mandatorily displaying the unique Q.R code issued to the project along with the registration number of the project and RERA portal in all types of the advertising and promotional materials and installing an A3 size copy of the registration certificate at their office, site office and construction sites for display to the prospective home buyers or the general public.
Dedicated to bring transparency in the real estate sector, all the promotes have also been instructed to clearly mention the Project Collection Account Number in all types of advertisements, prospectus, brochures, allotment letters, Agreement for Sale and other correspondence related to their projects with the existing and prospective home buyers. Through this initiative, the home buyers will be aware about the details of the bank account in which the funds are being deposited!
U.P. RERA also alerts home buyers to verify the bank details mentioned in the advertisement for the project or provided by the promoter with the details of the ‘Project Collection Account Number’ given on the RERA portal. U.P. RERA advises all home buyers of real estate sector to deposit all types of unit related payments only in the ‘Project Collection Account’.

Sanjay Bhoosreddy, Chairman, U.P. RERA said that in order to protect the interest of the stakeholders of the real estate sector and for the regulation and development of the real estate sector, U.P. RERA issues important Office Orders as per the provisions of the RERA Act 2016 to bring the necessary transparency in the functioning and credibility among the stakeholders. Through these measures, project related information can be verified by the home buyers, which can play a significant role in their decision of the lifetime. But we expect that every stakeholder will fulfill his part of responsibility completely so that the interest of all can be protected.
Due to non-compliance of the provisions of the RERA Act and Office Orders by U.P. RERA about advertisements and promotions of the projects, till now more than 380 ‘Show Cause Notices’ have been issued to the promoters of the state and penalty of more than Rs.09.00 crore has been imposed in 125 matters.
