Lucknow— In a major push toward inclusive housing and planned urban expansion, the Lucknow Development Authority (LDA) approved several key proposals during its 186th Board meeting held on Friday at Parijat Auditorium. The meeting, chaired by LDA Chairman and Divisional Commissioner Vijay Vishwas Pant, cleared a series of development and public-interest plans that are expected to significantly impact housing availability, urban infrastructure, and investment inflow into the state capital.
1100 EWS Houses to Be Built in Sharda Nagar Scheme
In line with directives issued recently by the Chief Minister to expand affordable housing in the city, the LDA will construct 1100 Economically Weaker Section (EWS) units in the Sharda Nagar Scheme. For this purpose, amendments have been made to the layout plan, and once government approval is received, the project will move to execution.
LDA Vice-Chairman Prathamesh Kumar said the plan includes handing over 3.6 hectares of land to the Jal Kal Department for establishing an STP. The remaining land will be reorganised to build the new EWS housing blocks.
The meeting was attended by key officials, including Secretary Vivek Srivastava, Additional District Magistrate Kamlesh Kumar Goyal, Additional Municipal Commissioner Pankaj Srivastava, Chief Town and Country Planner Krishna Mohan, Finance Controller Deepak Singh, and several Board members.
Gallantry Awardees to Receive Special Discounts on Flats
In a significant welfare move aligned with the Chief Minister’s directions, the LDA Board approved a proposal to offer special price concessions on flats to recipients of gallantry awards and their dependents.
According to LDA Vice-Chairman Prathamesh Kumar:
- Param Vir Chakra and Ashok Chakra awardees will receive 5% discount
- Maha Vir Chakra and Kirti Chakra awardees will get 5% discount
- Vir Chakra and Shaurya Chakra awardees will be eligible for 5% discount
The concession will apply to one property per awardee or dependent. Additionally, buyers who deposit the full payment within 45 to 90 days will qualify for an extra 3–6% discount as per existing norms.
The initiative aims to honour the extraordinary bravery of India’s soldiers while supporting the housing needs of their families.

One-Year Freeze on Flat Prices
In good news for homebuyers, the LDA has frozen flat prices for one year. Unsold units in various schemes — including Kanpur Road, Sharda Nagar, Sitapur Road, Devpur Para, and Aishbagh Heights — will be sold under the “First-Come, First-Served” policy at old rates until December 2026.
Seven New Townships Approved Under UP Township Policy 2023
Paving the way for large-scale investment and systematic urban expansion, the LDA Board has approved the Detailed Project Reports (DPRs) of seven new townships proposed under the UP Township Policy 2023.
Spread across about 385 acres in Mohanlalganj and Sarojininagar tehsils, these townships are expected to attract ₹10,000 crore of private investment and generate significant employment opportunities. The projects are being developed by private companies including Durga Greens Infratech, Baba Infra Developers, Avichal Infra Build, Asmap Builders & Developers, Omaxe Ltd., and Neelendraz Constructions, all of whom have acquired more than 60% of the required land as mandated.
The Vice-Chairman said that the approval of DPRs marks a major milestone toward planned development and economic growth in Lucknow.
Lucknow Metro Notified as ‘Special Amenities’ Project
In another key decision, the LDA approved the notification of Lucknow Metro as a Special Amenities Project. This will enable the imposition of special-amenity charges on building maps along Metro routes. The revenue generated will support the long-term sustainability and expansion of the metro rail network, strengthening mass transit development in the city.
With the clearance of these proposals, the LDA has laid out a comprehensive roadmap for affordable housing, urban mobility, and major private investment — setting the stage for a more inclusive and future-ready Lucknow.
